Every applicant is subject to the same verification and approval process, including but not limited to credit, rent court and criminal background checks, proof of identity, verification of income, and references from both current and previous Landlords and employers. We follow all Federal and State fair housing laws and regulations. Our leases comply with all laws, statues, and rules and regulations including Fair Housing, Maryland Lead Poisoning Prevention Program, and the Maryland Landlord-Tenant laws. • Complete all sections of the Rental Application and sign. All residents age 18 or older are required to submit an application. • If self-employed, provide an IRS Form 1040, IRS schedule C. • Provide the required application fee of $25.00 per applicant payable to Radcliffe Realty Group. • Upon approval, signing of a lease and payment of the Security Deposit by Cashier’s check or Money order is required within 3 business days. We will continue to market the property until a lease has been signed. • A sample lease is available for your review in our office. • Rent is due on the 1st of the month. Late fees are imposed and court proceedings are initiated on unpaid rent on the next business day after the 5th of the month. • Tenants are required to maintain adequate insurance on personal property and liability insurance . Evidence of required insurance shall be provided prior to taking possession of the property. • Tenant is solely responsible to contact local police departments or check the “Sex Offender Registry” at the MD Dept. of Public Safety and Correctional Services website in order to ascertain criminal activity in the vicinity of the property or the presence of registered sexual offenders who live or work within the vicinity of the property.
